If the floor is concrete why not just clean and seal it....less hassle down the road. If you epoxy..be careful. If you don't prep 100% proper it will not stick.... the PO of my new house painted the concrete floor in the garage....its peeling and making a mess....gona remove the paint and go naked . |

If you want it to last steer clear of the cheaper kits at the home improvement stores. A commercial flooring that is done correctly will last a very long time. Think of aircraft maintenance hangers.
This website has a good explanation of two coats vs base coats and thicknesses and durability ratings. Also, their kits can be ordered to the specific sq ft and ends up being about the same price as the cheaper kits found at the home improvement stores.

Epoxy makes a real nice finish...BUT.... you have to test for moisture ..if it does not pass it will not stick. |

I am a trustee at an auto museum located in an historic building from 1928. During restoration of the buildings we had the concrete floors polished smooth. The results are fantastic.
Installers recommended that we NOT seal or coat the floors. Finish is somewhat shiny, but is NOT slippery and oil spills wipe up with a damp rag. Almost looks like terrazzo. Very easy to keep clean. Works best with concrete that has matured for one year or more.
Considering doing to a home I will be constructing. |

Polishing is a nice option and looks like glass when done.
If you want Epoxy Sherwin Williams I have used and applied many times. It works pretty good for a few years. Done a lot of new homes. Once in awhile after ten years or so I have done a recoat which is not too difficult. Here is the issue I see...using epoxy will not allow the concrete to breathe anymore. When it is wet or foggy outdoors that moisture moves into the garage. It use to be absorbed by the bare concrete but now it will rest on top till it evaporates because you have sealed it. That is a problem. Also, if you store a car or bike on bare concrete you should have cardboard underneath or the caliper pistons can rust up. Your choice ..both have advantages and disadvantages and I've seen it first hand. Sherwin Williams product is called Tile Clad and is a two-part epoxy. You will need to add sand to the second coat to make it non slip and there is a reducer involved also. Plan on 250.00 for one stall, two coats |

I had mine done with epoxy about 6 months after it was poured. They diamond ground first, fixed any curing cracks and defects, primed and let that cure then the top epoxy coat. It is really hardwearing and still looks great after a year's use. It's an MI company I used and was about $2 a square foot. |

Slightly different take, how about those jig saw like sponge tiles? Cheap at Harbor Freight, easy to install, easy to replace a damaged tile and easy on the body. |
